Maybe a full fee, "full service" real estate agent is right for you - There is a reason why real estate agents have been around forever; so, make sure that you weigh your options carefully. There are really four agent groups that you have to choose from and you should take the time to choose what is best for you and the sale of your home. Big Teams are normally not a good way to go simply because your home is being used as a tool to make that team's successful and sell other homes by feeding that teams buyer's agents.  If you are going to use a big team, at least get them to pay you lot rent for the ability to place their for sale sign in your front yard, just because they will be using your home as a tool to help them make money by selling a home ... just not necessarily your home.  They may be buyer hunting not listing selling.

When choosing the services of a Realtor, everything is negotiable and as stated earlier, commissions cannot be prescribed by law.  Before you pay 5%, 6% or more based upon the sales price of your home, determine exactly what that agents marketing plan is; where they will be advertising and when will the adds be running as well as how often.  Remember, if you pay a big fee you should get big service and know the marketing game plan for your home.   If you should have a unique or a specialty home learn what are the best avenues to bring in the clients.  For Example : are there specific trade publications and the list goes on and on.  Without a doubt, just because an agent is charging you a big fee doesn't mean that they will market you home where it needs to be, therefore you must confirm before you find yourself to a long term contract with a realtor. 

Negotiate a lower commission.  If you negotiate a lower commission, your representative's budget may not allow for marketing and promotion that may be necessary to sell your home.   The way most agents budget their fee paid at closing is as follows: 1/3 is paid to the agent's company, 1/3 is paid to the agent for the service that they provide to you and finally, 1/3 is allocated to marketing and promotion.  If you negotiate a lower commission, the agent may simply cut out the final 1/3 of the money which is there to sell your home.  Keep this in mind!!!

When choosing a representative, interview several agents.  Do Not Forget - it is the individual activities of an agent that will assist you in selling your home, not the company that they work for.  Explore all options and put yourself in the buyer's shoes. You know your home. Offer suggestions to the real estate agent. Once you have chosen an agent to represent your home and your best interests, make sure that everything is in writing including but not limited to their entire marketing plan.  Then entrust the agent to do the job you have hired them to do, relax and get ready to start packing!

One - go straight to a property owner who is attempting to sell their property for sale by owner.  The good here is that most times owner's reduce the commission right out of their price and you start negotiating from there; so, it is many times a below market purchase.  The down side is that you and the seller are attempting to take on a very large transaction with limited knowledge or experience, so the possibility for disaster is very real with big money and people's lives at stake. For this service you paid five, six or even seven percent plus maybe even a bonus to your real estate agent because you bought a certain property through them.  Surely, now you are thinking, I do not pay a commission; the seller pays it ... right???  Think Again - just because the commission is on the seller's side of the closing statement doesn't mean that you didn't actually pay it ... you do!!!   Where does the seller get the funds to pay the agents?  That's right from your cash and your loan ... it is your money and equity that compensates the real estate agents.

Six Steps Towards Purchasing the Right Home  
 
 

First - do yourself a huge favor and have a Certified Mortgage Provider pre-qualify you for a loan. It is very important that you know your credit score. What does a score mean? The FICO score ranges from 300 to 850. If you broker it down like a grade it would be as follows : 760 and above is an A Best credit (lowest interest rates) : 700 - 759 is a B : 600 - 700 is a C and 599 and below D or F Worst credit (highest interest rates) if you can get a loan at all. And here are some tip and guidelines as to how you can make your credit score better : Pay your bills on time and make it an ongoing habit - Pay off your debt. Don’t just move it around. - Request credit reports from the three main agencies and check for any errors that may be there. They are not all identical and one could have an error. - and avoid opening a number of new accounts in a short period of time.  No question about it, a great load officer will be able to analyze your situation and guide you to the appropriate loan which will serve you best over the long run. Get Pre-Qualified Here and Remember :

    • Points normally are not a good thing to pay (calculate the math and you can determine if paying points make sense for you) many times you never actually receive the benefit of spending the money. Remember, points are just pre-paid interest.
    • An adjustable rate is a risky venture especially anything shorter than the time you expect to live in the home.  The best way to go is always a fixed interest rate.
    • You can always get more money out of every dollar that you currently earning, simple because the interest in an owner occupied home loan is tax deductable.
    • Don't stretch to far; there is little worst than being house poor.
    • Get everything in writing (Truth in Lending Statement), including the specific terms and conditions of your loan
    • If you "lock" your loan rate verse "floating" ask for the confirmation of the lock in writing.
    • Does your loan have a pre-payment penalty?  If it does, I strongly consider moving on!
    • And Finally - don't use an internet lender that you have never heard of for anything other than for shopping the rate. And even then take that rate with a grain of salt because many times these rates are lost leaders and at closing you may be unpleasantly surprised.

Second - determine exactly why you want to move. Come up with a list.  For Example : is your current home just too small? Job relocation? Tax benefit? it's just time?  Also determine what would keep you where you are and clearly determine if moving is the right thing for you.  You should also determine how long you plan to be in your next home?

Third - take the time to create a wish list.  Then break that wish list into must haves, wants and would be nice but not necessary.  For Example - how many bed rooms?  how many baths?  does it have to have a basement? and does it have to be finished? how about a fireplace? wood or gas? Please break it down to the smallest items.  This becomes critical when emotions of a great home can cause you to buy a property that does not work for you but it is a great property.  So, make a list and check it twice before making an offer. 

Forth - narrow down your area of interest.  Again, create a list of what is important to you about an area.  For Example - are schools a decision factor?  how about public transportation?  or parks and recreation? or a great mall?  Take the time to create these lists ... it will be time well spent when it comes to locating the right home for you.

Fifth - Determine how much work you want to do.  Do you simple want a home in cream puff condition where you will have to pay top dollar or do you want a real handyman special where if you know what you are doing you can create instant sweat equity.  Which is best for you?  There are lots of choices. For Example, you may choose from property in any of the following situations and corresponding condition : through a realtor,  the internet, the multiple listing services, for sale by owner, estate sales, foreclosures, auctions, friends, word of mouth, newspapers and real estate magazines and signs.  Remember, each one of these situations is very different and requires very different knowledge and buying strategies in order to not only obtain the best value but to also avoid the pit falls and outright disasters.
